1.  Discussion item. Potential construction of a 2-story, 2,500 square foot mixed-use project, (27 feet, 10 inches tall), ground floor commercial, upper floor apartment:  1915 Palmetto Avenue (APN 016-060-280).  Requires demolishing an existing one-story single-family residence on a 2,010 square foot lot.  The house is nonconforming under the C-1/CZ (Neighborhood Commercial/Coast Zone) designation (Agenda, pdf page 3).   See Google map.
