Beach Boulevard project moves forward


Beach Boulevard Property Draft Environmental Impact Report (DEIR), 34 pages.  Introductory text below from print pages 3,4. 

Lead agency:  City of Pacifica Planning and Economic Development Department.

Public meeting:  Monday, December 3, 2012 at 7:00 PM at the City of Pacifica City Council Chambers, 2212 Beach Boulevard.

3.5 acre property (1 square block) owned by City
Property description:  3.5 acre, publicly-owned property located at 2212 Beach Boulevard, Pacifica.

Proposed project:  "The City is proposing to rezone the site to allow for a mixed-use development that would include an approximately 36,500 square-foot library, and up to 84 attached residential units, a boutique hotel of up to 75 rooms, and a waterfront restaurant of up to 4,500 square feet.  The library will have a large meeting space which will also function as the City Council chambers and multipurpose meeting room for the community."

Anticipated environmental effects:  "The DEIR indicates that there will be no significant environmental effects on the environment that cannot be reduced to a less-than-significant level.  The project is not located on any of the lists of sites enumerated under Section 65962.5 (Hazardous Sites) of the Government Code." 

Public review period:  "The 45-day public review period for the DEIR begins on Wednesday, October 10, 2012 and concludes on Monday November 26, 2012."

the city paid for an appraisal of this property then hid it from the public while Vreeland pushed his City hall by The Sea project. Of course the appraisal said a mixed use development was the highest and best use of this site. And in typical Pacifica fashion, 5 years later . . .

A 75 room boutique hotel?

Does Pacifica really need another hotel?

Drive by the one at Crespi &Hwy 1 the other day and it looks like it's closed and that's a prime location.

So again I ask, does Pacifica really need another hotel?

Rooms in the city are full. The Moscone Center is going to double the size to get bigger conventions.

Look outside the box a bit. Pacifica, could have made a ton of money feeding of SF.

Narrow minds and hippies and nobees bankrupted this town.

Occupancy is up across the board in our hotels. How do I know? TOT is up, a lot. You couldn't find a room when the Open was in town. When America's Cup heats up, we'll be full again. What happens when someone "has" to stay in Pacifica instead of the City. They realize what a bargain we are and how close to the City we really are. Don't trust me, ask the hotels. The hotel on Crespi is under new ownership and has been undergoing major renovations. If it looks like part of it is closed it's because they are going room by room and replacing and remodeling. Before you let fly accusations, do a little research.

Pacifica is perfect for bargain and maybe even lower mid-market hotels. Easy to fill when visitors get a look at the average room rate in SF. Good for our restaurants, too. This town looks too shabby to support the upper end
stuff.

Council Chambers in the new library? Wasn't that part of what Vreeland wanted? Pretty grand digs for this bunch. What on earth is wrong with using the community center? That big room can be partitioned. Or the police station? Scheduling just too difficult for them? Don't share well? More like spend spend spend and then beg for more. That's still the Pacifica way.

Hey, anon 3:37, pay attention. Vreeman wanted his own taj mahal at that site. HE didn't want to share. The new library community conference room will be just that. I would imagine that it will also be used by the new hotel for, wait for it, a conference center. We all need to be a little more open minded here. It's hard to do knowning our history in the town of no.

Hey Larry, read for content. I said it was part of what Vreeland wanted. Beyond that you raise an even more interesting point. Why are we pushing the use of prime oceanfront real estate for public buildings that produce no revenue? Because we're Pacifica. In all likelihood no developer will come near this plan, it will whither, and years from now some developer will arrive with a real plan that's about making money.

529anon that building is a wreck, smells moldy all winter, wouldn't want to be in it during even a moderate quake, etc. But if the city today or back in the Vreeland regime had any genuine concerns for worker safety they would have moved people to that underutilized police station. It was all for show.
With the way things are headed it's only a matter of time til the worker's comp claims start rolling in from angry workers.

Hey anon, do your homework, homey. Librarys in the new age are a destination and a community rally point. Take a look around at the citys on the peninsula that have built new librarys. A centerpiece.
It's not all about books anymore, though some of us love to peruse the aisles. It's about a learning and community focus. It's part of a bigger "there, there".

There, there Larry, of course, but build it somewhere else when and if the funds are available. So much more could be done with that site to attract visitors and their money instead of public buildings. Tourists and hotel guests don't seek out the local library. And visitors and the businesses they use have to be a big part of a healthy Pacifica. This trance-like focus on a new 21st century library in a city that is facing bankruptcy and has a crumbling infrastructure is just us avoiding our reality, once again.

I did not vote for Vreeland. But I do support a new library and city hall at the wwtp. A small museum, art studio, and a bar would be nice. I am not impressed with the hotel and stacked housing. I would prefer that hotels stay over in the Rockway to Crespi area. It fits better. I would like to see city council support large single home building. Fill in vacant stores and fix the highway one and residential streets. It's a start.

8:15 you are one of the people who "just don't get it" Pacifica needs revenue. How can Pacifica make any money with a city hall in this spot. Read the appraisal highest and best used mixed use residential and retail.

I take it you are one of Nancy Hall's buddies who tried to block the Human's project. Hmmm

@Anon 9:56am, I am very far to the right of Nancy Hall and her friends. I just have my own idea of what would make Pacifica prosperous. Don't start your assumptions and name calling. I HATE the idea of stacked housing and a Hotel at the WWTP. Hate it. And I have a right to state it. We have a beautiful state of the art school called IBL in that area and many single family homes. To compliment that school and area a new library, city all, museum, wine bar and the building of new single family homes would bring in new families and business, plus the much needed jobs.

Those people would probably be beer drinkers, right? You want more large single family homes in Pacifica. Going upscale? A library and city hall on the OWWTP. Lovely dreams but you need to get real. That is prime city-owned real estate and this town doesn't have much of that left. Putting public buildings on it is a mistake. Best we can hope for is that no developer bites and in a few years this city wakes up and really welcomes development of the site as retail, residential and a small hotel. Money. We need to make some.
