1108, yeah, well it seems the proposed Quarry project is designed to keep NIMBIES from fighting it, so that with their support (at least noninterference) the 206 apartment housing element ballot measure (11/2016) may pass.
Personally, at this time, I think of this project as 206 toilets flushing away our City services, jobs, revenue.

From the Planning Commission Study Session 4/4/16, pdf:
1. Housing. 181 apartments, 25 live-work = 206 housing units. Of the 181 apartments, 20% are designated as affordable to lower income, see Attachment D, Item 5, page 24.
2. Retail and restaurant shall not exceed 35,000 sq. feet; office space shall not exceed 35,000 sq. ft., see Attachment D, Item 4, page 24.
3. More than 75% of the site is "designated as permanently-protected open space".. and more trails, see Summary, page 23.
4. Wetland open space (and creekside park and trails) are located next to Highway 1, graphic page 7. (Appreciate Todd Bray making a point of the potentially excessive wetlands).

Why does this City need 75% more permanent open space and trails in this strategic commercial/retail off-highway 1 location?
Wasn't transferring 100% of productive Mori Point land to the GGNRA a stupid enough error promoted by NIMBY leadership. Now this?
Then again, many NIMBIES probably want our City transferred to San Mateo County-- oh yes, that will solve everything if you like living the the outback, (and NIMBIES probably do like living in the outback). What else is new?

Kathy, I live in Pacifica and have a rental in Half Moon Bay.

At the end of the day I pay less than half in taxes and utilities in Half Moon Day that I do on our Pacifica house 15 miles away.

Everything, and I mean everything is cheaper.

If that's the outback, we should all be desirous of it.

The hotel will bring in some real money and maybe we'll see a little sales tax from the retail. And a tiny share of any property tax will come back to Pacifica. The space will be underutilized, but we're not getting anything but dog poop now.

i don't know what will happen with a vote. Voting was very close with the Peebles project, the City is in greater need of monies and the citizens are tired of paying to keep things afloat. Don't count this project out. Restoration of the wetlands is an interesting inclusion to the project.

403, okay, Planning Commission 4/4/16., 2:10 hours, citizen comments Peter Loeb first from about 59 minutes. (When televised, civic meetings are accessible through the PCT 26 YouTube, and this link is listed in the subtitle information on Planning Commission and City Council articles.)

Even though this Quarry project is a NIMBY Special, it seems to be rejected by the NIMBIES who spoke at the Planning Commission Study Session (4/4/16), because it includes development for humans. Got that?
And if this band of NIMBIES is sincere in what they said at the Study Session, the choice is 1) the limited 25% land development (75% permanent open space), or 2) the alternative, 100% permanent open space with another dead end development path to GGNRA. Which do you prefer?

In follow-up to my prior 4/4/16 comment (4:09 pm, prior to the Study Session) -- something is better than the usual nothing in this City. Sure, what's not to like in the 25% land development. People who live or visit that location will pay taxes (which will support our City), and people will spend money (which will support our local businesses). 25% win, win, vs. 75% lose, lose!

403, I too was surprised (to a lesser extent shocked), by Julie Lancelle's "give the Quarry to GGNRA" comment.
That comment may additionally confirm suspected bad-faith City Council subcommittee (Vreeland/Lancelle) negotiations with Peebles Corporation 2007/08. (Peebles Corporation intended to build the retail/commercial component of their proposed 2006 mixed-use/housing project which fell short at the ballot).

415, 434 I'm not wading through that meeting again, but your comments are incorrect.
Chuck Gust addressed the audience and other NIMBIES saying, in effect, 1) support this project, or 2) rise enough money to buy the property.
Julie Lancelle clearly favored the GGNRA buying the property. Further, there was NIMBY audience dialog about appointing her the person to do just that. And when she spoke, she first thanked the same NIMBIES for their kind consideration.

Idiotic idea building the quarry. Now developing Palmetto is a good idea. Build a house for City Council Chambers, Chamber of Commerce offices, Library, high end apartments (not for teachers) and watch them come. So close to the beautiful beach, Fog Festival. They will come. Money will come. Leave the quarry alone. It's crowded enough in that neck of the woods.

The quarry is PRIVATE PROPERTY. Get it? Lancelle wants to give it to the dog banning GGNRA. It's not hers to give. If she really wants to continue to kill off Pacifica's chances of becoming economically viable, she should get all her little faux-enviro, "I Got Mine" buddies to do some fairy dancing to magically materialize millions of dollars and buy it from the current owner. Then she can give it to GGNRA and ban all the dogs she wants.

1236 Don't you worry. Lancelle is definitely up to the task. She was key player in the transaction that resulted in Mori Point going to the GGNRA. And, her buddies didn't have to come up with a dime. Some good old Land Trust came up with the cash and got quite a deal from financially-strapped would-be developers. It's a movie we've seen before and will probably see again. Mori Point, Sweeney Ridge, Pedro Point Headlands...we're a park/city and the quarry will fit in nicely.

If you are correct then that makes Lancelle and her cohorts, Loeb and Verby mortal enemies of Pacifica. Pacifica is a city with 39,000 people living in it who need services and maintenance. We have kids who need safe and excellent schools and we have fires and bad guys that need to be contained. We have far more open space and preserved habitat than we need. What we don't have is any way to generate revenue to make this a viable place to live. Go away Lancelle, we don't want any more of your crippling ideology.

Better watch that meeting again. Chuck Gust said Julie Lancelle should spearhead acquiring the property. She laughed, as did other members of the audience. When it was her turn to speak, she said "I'm not sure the expectations of my abilities are totally warranted but I do appreciate it nonetheless." There was a lot of laughter.

Lancelle never said she wants to give the quarry to the GGNRA. She did say, "It would be great to move forward on working with the Park Service and Coastal Conservancy in looking at seeing how we can maybe raise the funds to acquire the property." But then she said, "There is a need to expand the area somewhat to reach its commercial critical mass. It would be nice to bump out [the commercial area] to the old quarry road."

Chuck Gust never said he supported the project. He did say that the quarry deserves a project but his biggest concern was the lack of infrastructure and parking. Rockaway currently can't handle the farmer's market and people are passing through the businesses because there is no infrastructure. His main point was that any quarry project has to build adequate infrastructure to handle all the traffic and parking for hotel staff, guests, residents, people going to and from the commercial businesses, etc.

Thank you Anonymous 5:12pm for accurately providing information on what was stated at the meeting. Ms. Lancelle did not get up and make a pitch to covert the area to GGNRA and did support what many have indicated as a good idea, a bump out of the Rockaway Beach commercial area for the greater good of current and new business.

Anonymous 5:03... what silly comments about actively involved Pacificans being "mortal enemies" of Pacifica.

And it is common practice that Land Trusts work with local citizens and community groups as well as with cities (as Pacifica is doing with Pedro Point Headlands) to preserve what is of immense value today and for future generations.

Meanwhile, the Peter Loeb gang is suing to stop improvements to Highway One. The traffic jamb on One is the keystone of their strategy to prevent any and all progress in Pacifica. What a sick and selfish bunch of hypocrites.

Lancelle said the Quarry is habitat for the endangered Red Legged frog. She said "the price of the property has declined significantly and it would be great to move forward on working with the Park Service and Coastal Conservancy in looking at seeing how we can maybe raise the funds to acquire the property." She also said, "people consider the western portion to be a part of Mori Point (GGNRA) and it would be a tremendous loss if that were taken away".
She conceded, "maybe a small expansion of the Rockaway Business District (live/work units) could be considered up to the Old Quarry Road and that the new owner should consider this as a compromise".
Let's unpack all of syrupy "take speak" shall we?
*Park Service, Coastal Conservancy, Mori Point is all code speak for GGNRA. GGNRA creates no revenue for Pacifica and is determined to ban all dogs.
*Red Legged frog endangered habitat is historically the single biggest strategy used to block development in Pacifica. The second biggest is Highway One traffic and Loeb has that covered already.
*Wants the owner to compromise by only building really cool live/work units up to Old Quarry Road. Currently the owner is conceding 75% of the property to open space. This "compromise", which is really an extortion, would then increase the open space take to approximately 97% of the property. It's no accident that the value of Peter Loebs broken down house would skyrocket as it would end up being in the heart of this "really cool little live/work community".

The new owner of the quarry should not be taken in by this Kabuki Theater. These people have no ethics and will only take as much as they can. They think they are entitled to help themselves to other peoples property and they only care about their own interests. Do not trust them they will smile sweetly as they stab you in the back and force the citizens of Pacifica to pick up yet another tab supporting their lifestyle.

There really are bigger issues and we're fortunate that Pacificans historically have put quality of life and preserving our small town character above the often faux promises made by those who would profit from development-- whether they be Pacificans or outsiders. The question of what's in it for me is one rightfully asked by both sides of the issue.

If Lancelle is telling the truth that the Quarry is now habitat for many endangered species doesn't that put the city at extreme risk? I don't remember the details but I think there was a developer who sued Half Moon Bay and won a huge multi-million dollar award because that city's actions created a wetland on his property that prevented him from building. Didn't the City of Pacifica create the habitat and wetlands as an outflow of the Sewage Treatment plant?
Is anyone paying attention to what she is saying?

Of course the value of the property has gone down. The people who fight off every suitor and tries to bankrupt them, is taking it's toll. Who would buy this property with the knowledge that reasonable people who respect property rights and would be willing to allow me to risk my resources to make a profit are completely bullied and bamboozled by a bunch of local nut jobs.

The way Stegnick and his merry band of retards shut down 711 by Manor Safeway should be shameful to anyone in Pacifica who values property rights.

No one believes 711s have more crime than other businesses or do anything to harm neighborhoods or do anything but raise property values.

It was never proven beyond a shadow of a doubt and the Police Chief testified he didn't know the answer, how could Stegnick?

Don't forget Stegnick led the parade for rent control in this city to, ultimately using his coastal commission thugs to beat down the city managers effort to replace the disgusting Pacifica Skies trailer park with brand new, beautiful trailers that would have raised millions in taxes for this starving city.

To this day it stands empty, a derelict altar to his obstructionism and meddling.
Stegnick is a socialist, as dangerous a candidate as it gets in this town. He could change our way of life forever if elected mayor.

I agree with Stegnick on 7-11, I disagree with Stegnick on rent control, but I do think he would be a great council member who spent our money wisely.

The library thing really bothers me. Our roads are in shambles and we're going to spend fifty million dollars building a library that's going to be underwater. Our current elected officials are asleep at the wheel or worse yet they've forgotten its our money.

the nimbys and the nobys and the say no to everything, should be punished for all they have done to stunt the growth of children especially the teenagers in their prime, they have taken and taken and taken away from all the young, by denying them privileges of freedom to venture their youth in entertainment places by always denying them buildings. there is no MOVIE THEATRE, NO SODA SHOP, NO GAME ROOMS, NO SKATING RINK, THERE IS NOTHING BUT SWAMPLAND FOR THE MOSQUITOS TO BITE. I think nancy hall especially should be ashamed of herself, as she posts in her bios of how free she was as a youth , but yet IS THE FIRST TO SHOW UP TO SAY NO TO EVERYTHING. 1133, the City is on track to receive substantial grant money for both 1) Beach Boulevard seawall repair/replacement, and 2) to build a modern City/San Mateo County library.

Think of these City infrastructure improvements in conjunction with the West Sharp Park neighborhood, the proposed Beach Blvd and Palmetto Avenue Streetscape developments-- as well as, integrated improvements for our entire City.
Isn't this a brighter view of the City where we all live? Let's move forward to fix what's possible in this City.

Kathy, the city manager told me last week that we won't get a any money to build the library.

She said the county will give us a million dollars for chairs and desks and stuff after it is done. Mike O'Neill would know better than you or I, he is in charge of th enew library, if he says we're getting money to build it maybe we are.

The way I see it is Karen beats Stegnick beats Nihart beats Martin.
I also think Tom Clifford, Eric Ruchames, Cindy Abbott and might pop their heads up in that order after Martin.

Of those only Karen Ervin and Tom Clifford ride the fence between the realtors and the tree huggers.

1247 Sue Vaterlaus and Dan Stegnick are on the opposite sides of every public issue. They are the Yin and Yang of every issue and if they ever bumped into each other they would both burst into flames.

Vaterlaus always wants council to protect property first and Stegnick always wants council to protect people first. They are Trump vs Obama.

1221, yes the Deirdre Martin for City Council Facebook, is a populated by NIMBIES love fest only.
1247, if Dan Stegink runs for City Council, then those are likely the only two NIMBY candidates. Two City Council positions, two candidates. NIMBIES plan ahead to control the City.
1257, Progress candidates should do the same, so that we do not end-up losing again.
And 130, Dan Stegink is the manipulative NIMBY version of Donald Trump! (But then, you're probably Anonymous Stegink, right?)

1245, new library development. At this point, it's probably pre-mature for the City to receive building funding from San Mateo County. The City has received some shared cost funding up to $500,000 for Planning, as have other cities.
Half Moon Bay completed planning, and has received shared cost funding to build their library.

I like both Sue Vaterlaus and Dan Stegnick. They may be opposite sides of the coin but they seem to be the only ones in City politics that have a sense of humor.

336, 405 Have we begun the Pacifica political season early with comments that are nuts!
This City Council sure doesn't need is another NIMBY City Councilmember who is devoted to "nothing for Pacifica", and City obstruction (Stegink). We've got one on City Council already (Keener).
To my knowledge Sue Vaterlaus is not running for City Council, so why the comparison/contrast of her to Dan Stegink who you say is running?
And although you say you're supporting "balance" on City Council, we've heard that false promotion before, and it doesn't end well in this city.

826, Dan Stegink is a bully and king of diversion data. He is a NIMBY promotion conduit.
He is no friend to City infrastructure improvement and progress. If you want "nothing for Pacifica" (the NIMBY mantra), he's your guy.

Needless to say, Stegink is no friend to this City or to Planning Commissioner Sue Vaterlaus (who supports progress in this City)-- that inquiry isn't even worth making.

The 2015-2016 Warriors clearly beat the 1985 Bulls. That 85 Bulls team ended up with only 30 wins.
Or perhaps you meant the 95 Bulls? The answer to this much asked question is which era referees are officiating the game? You play it with today's refs and it's a close game with probably the Warriors edging out. If you play with 90's era refs, then the Bulls would win by a decent margin due to the roughness and physicality of that era. Curry and Thompson would be on the floor constantly and would get out of their rhythm.
