Study Session
1.   Conceptual plan for a two buildings, 570 Crespi Drive (APN 022-162-310).  Mixed-use project includes two buildings: 1) 2-story commercial, 3,191 sq. ft., and 2) 3-story residential, 9 residential townhomes, total 16,219 sq. ft. 

Public Hearings
2.   PSD-812-16.  Coastal development permit CDP-373-16, and site development permit PSD-812-16, 263 Kent Road (APN 023-031-300).  Remove an existing 988 sq. ft family residence with two detached garages, 836 sq. ft. Then, construct a 5,309 sq. ft 3-story family residence located on the 8,568 sq. ft. lot.  Planning recommendation.  CEQA status class 1 and 3 categorical exemptions, sections 15303 (a), approve as conditioned.

3.   CDP-256-05, UP-947-05.  Amendment of coastal development permit CDP-256-05 and use permit UP-947-05, 2580 Francisco Boulevard (APN 016-400-060).  Replace 3 of 6 roof antennas to improve LTE 4G service capacity.  Planning recommendation.  CEQA status class 1 categorical exemption, section 15301 (b), approve as conditioned.
