I wonder if the folks at Fish and Wildlife are informed about the rather extreme conditions of approval that have been negotiated for the Harmony project? These mitigation efforts were designed specifically to protect as much open space and habitat area in their natural state as possible, including a requirement for a comprehensive conservation plan, protection of existing native plant guild colonies during construction, very limited private outdoor space, no fencing between or around lots, no accessory buildings or additional structures of any kind and on and on up to nearly 80 conditions of approval. I know most of us would prefer nothing be built on this or any other hill in Pacifica, but because it is zoned for some building, I'd rather deal with local builders who have gone a long way to accept some pretty far-reaching constraints than some standard spec house corporation that could care less about negotiating with community/environmental groups. Pacifica has no green building standards on the books, so they can be enforced only if a builder agrees to them as conditions of approval, which both Harmony and The Prospects have done. Nonetheless, if there are significant habitat issues that we have NOT addressed in our conditions, I would like to know what they are and how/if they can be mitigated. I am more for the frogs and snakes than the people, truth be told, but at this point am focusing on how to manage the buildable lots in a way that addresses these concerns to the highest degree. I am just speaking up so locals are at least aware of this information.

i posted the nancy hall comment. don't ever think this group cares about anything except their agenda. they need to be called out every single time they open their mouth. this blog is great, however, use other media. if john is adverse to attacks, we have a diverse and wonderfull ability to use language. let's try it. lot's of ways to call someone something without actually saying it.

I find the comments made by Ms Hall, of Her extreme concern of enviromental issues on
already approved projects amusing. I can only
recall, about eighteen months ago, She was
able to bypass some due process with the City
to connect a GREASE FACTORY to our sewerage

Well let's look at the list of developers with whom Nancy Hall, John Curtis, City Council 4, and PSD have "consulted", and the status of those projects:
Trammel Crow (Quarry) - run out of town
Barry Swenson (OWWTP) - run out of town
Kiwi Properties (OWWTP) - ignored, run out of town
Don Peebles (Quarry) - villified, run out of town
Skyfield USA (OWWTP, Nicks) - hand picked by Councilman Jim Vreeland and endorsed by John Curtis, developer failed to produce capital to start projects
Chris Cook (9-unit Beach Boulevard condos) - project appealed to Coastal Commission, John Curtis ran regulatory roadblock to prevent project from moving forward
Rick Lee (The Prospects) - project approved after 3 years of nit-picking, depriving developer of funds to start project
Tait Cowan (Harmony@1) - project approved after 3 years of nit-picking, and a last minute appeal for USF&W, depriving developer of funds to start project
Whole Energy (Biodiesel Plant) - hand picked by Councilman Jim Vreeland, endorsed by Nancy Hall, project was approved after being escorted over reggulatory hurdles and bypassing environmental and public due process. Developer then dug an illegal trench and was fined by Cal/OSHA, bringing project to a screeching halt. Developer has skipped town leaving the city to pay for their malfeasance.
(It may surprise some people that, according to election documents filed with the city, Pacificans for Sustainable Development were formed primarily to oppose Measure E (Trammel Crow project for the Quarry) and did not file their proper forms for almost 2 years after that Measure was defeated. Well that's not entirely correct, chairman Pete Shoemaker inserted a yellow sticky note onto the file when they regrouped to opposed Don Peebles stating merely that they were sorry for not following FPPC guidelines.)
A recent mixed use development project was finally approved on Palmetto despite attempts by John Curtis and his cohorts to re-write the General Plan he wrote in the first place. PSD and Nancy Hall were eerily quiet during this project's lifespan. There may be hope for Pacifica after all.
Don't forget the guy who was trying to reopen the old Horizons Restaurant. He was strung-out for over 3 years by the city, until he ran out of money and gave up.
Who is this Nancy Hall and why is she so influential? Did City Council appoint her as the Development Czar or something?
