Public hearing - conforming with the local coastal program.  Pedro Point 3-story, single-family residence, located at 240 Stanley Avenue. The house will be approximately 2,800 square feet with attached 700 square feet 3-car garage. 

Recommendation:  Approve with LEED rating, complying with landscaping, neighborhood and coastal development requirements. 22 conditions of style, structure, drainage, area damage repair, clean-up and administrative requirements, pages 8-11.
