After a long series of changes and setbacks, ground finally has been broken on a high-end outlet mall in the East Bay suburbs.
With
retailers such as Saks Fifth Avenue OFF 5th and Neiman Marcus Last
Call, the 543,000-square-foot center at Interstate 580 and El Charro
Road will be a regional destination drawing shoppers from as far east as
Stockton and as far west as San Francisco, developers and city leaders
say.
"(The Bay Area) is a sophisticated retail market. People
understand brands," said Robert Brvenik, a principal at Paragon Outlet
Partners. "This will be a tourist magnet for easily 50 miles around."
A
community gathering is planned at 10 a.m. Friday, at the El Charro exit
on I-580 to celebrate the project, which has been under construction
since July. Parking will be available at 3505 Paragon Outlets Parkway.
Numerous
designer discount stores have signed leases, among them Banana Republic
Factory, Barney's New York Outlet, Cole Haan Company Store, J. Crew,
Michael Kors, Nike Factory Store and Tommy Hilfiger, according to a
Paragon news release.
About 64 percent of the space, which is
expected to feature more than 120 stores, has been leased, Brvenik said,
adding that the goal is to open the mall in time for the 2012 holiday
shopping season.
Livermore leaders are salivating over the $2
million in annual sales tax revenue they say the mall will bring to the
city. About 2,000 jobs -- temporary construction and
permanent retail positions -- will be generated.
The economic boost is "extraordinary in this day-and-age," said city engineer Cheri Sheets.
The
area will benefit from flood-control improvements, and roadway and
other infrastructure projects related to the project, Sheets said.

Jeez Louise, if people who build these things think they can pull in crowds in freakin' ugly boiling hot radioactive Livermore don't you think Pacifica-by-the-Sea might have a shot? Somewhere in this pathetic town is a premium outlet mall just waiting to hatch. Will we ever get beyond the inadequate small-time efforts, the pretense of eco-tourism, the empty recreational trails and see some real economic development in Pacifica? Create revenue and jobs? Sure and Kim Kardishian just married for life. You betcha!
On 580, an 8 lane super highway, why not build one.
Lets see if this thing ever gets completed, andif it does how many vacancies there will be six months later. Given that the EXISTING "Vinyard" outlet mall is currently half empty I think we can geuess the answer. Oh, and they are building it on a golf course - any local candidates?
I can't understand why the same people who were against Peebles development because of too much traffic are the same people that are against widening the Highway. Talk about turning on a dime? This City needs revenue folks. I saw the givebacks the City workers had to bring to the table to keep working here but we are constantly complaining about having to pay more (parcel tax, sewer tax, raise in sales tax)but now you all want to stop widening the Highway for WHY? The idling cars cause more damage to the environment then a car traveling at a regular speed and what do you think the impact on this corridor will be when the Montara tunnel opens? Please everyone.....stop this lunacy. We will not survive as a town unless this is done....except if the citizens keep footing the bill for everything.
Chris the traffic has drastically fallen off since 2007 because no doubt of the housing crash, jobs crash, financial crash and you name it crash. The Montara tunnel influence is negated by the county planning rules that will only allow 75 new permits a year. Back in the crazy bubble days the most permits applied for where 49. In this economy more than 10 to 20 a year would be huge.
The tunnel influence is a big fat myth.
Dot com bubble will last forever, Not! housing bubble will last for ever, not! Recession will last forever, Not!
Speaking of not, saying traffic is down is not an argument!
Two questions:
What revenue are we currently missing out on due to the state of Highway 1 as it exists today?
When proponents of the highway expansion cite environmental issues as a reason for support, do they realize they're at odds with themslves when they also claim that the expansion is needed to support more development and growth (i.e. more cars)?
Chris (713), this city with a 50-60% "open space" economic plan has lost potentially hundreds of millions of dollars tax revenue, and we have a neglected, 3rd rate city to prove it.
The money exchange here is excessive volunteerism-- these are people who have lost revenue and personal advancement trying to make-up for what this city has not delivered.
Your second sentence judgement, allegedly of middle-class values, is myopic and unworthy of comment. Planned development provides a city a balanced tax revenue economy with services and jobs for PEOPLE. Whereas, among the top tax revenue producing businesses in Pacifica are gas stations.
Caltrans should change the design and go 4 lanes from Devil Slide to Daly City Highway 280.
Dan, It is pretty simple
The city needs x amount of money per month to pay the bills.
If the city has enough money to pay the bills at the end of the month, great
If the city does not have enough money to pay the bills, they have to go to plan B, Borrow from First National Bank and work off emergency credit lines.
City Hall has done nothing to increase the monthly cash flow coming in but continues tor raise the amount of monthly Bills going out.
The bond sales to pay for the pension, city workers who retire went horribly bad.
The City leaders have done nothing to increase monthly cash flow into the city. The quarry empty for 20+ years, the old waste water treatment plant empty for 12 years.
Walk along Sharp Park Beach on a warm sunny weekend and not all the people walking around. One place to spend money, the little snack shack at the Pier.
The city has been pretty much living on credit cards for the past 10 years. Rolling the balance from card to card.
That is ok, till you max out all credit and the credit card company will not answer you when you want one more boost on the credit limit.
Why is Pacifica the only Beach town that is afraid to make money off the tourists and visitors?
Widening the road isn't going to bring more money to this town but it will move people thru more quickly to the places they really want to go-and that's not Pacifica. HMB says thanks. Another great public service by Caltrans but once again, we get nothin! Good job, really good job.
