Pacifica Homeowners Coastal Planning Alert


For all Pacifica homeowners and businesses west of Hwy 1, Tuesday Jan 23 will be the first of several critical public coastal planning meetings, part of Pacifica’s Sea Level Rise planning process.  (For details, see the Planning Department’s Sea Level Rise webpage:  http://www.cityofpacifica.org/depts/planning/sea_level_rise.asp.)  The open-to-the-public meeting will be at City Council Chambers,  6PM .  This meeting could be the start of your home or business value being protected, or it could be the start of your neighborhood being red-lined to sea level rise.  Single-family and multi-unit residential, commercial, and other properties such as streets, pump stations, utility lines, schools, and other public assets are being listed, mapped, and a value placed on themby the Planning Department.  The Planners and their consultants will then decide how vulnerable each property is to different levels of projected sea level rise over the coming decades.  Further along in the process a “vulnerability assessment” will be made, which will be usable by banks and governmental agencies to decide whether your home can be refinanced, or rebuilt in the event of flood, and other decisions that will have a major impact on the value of your home or business.  So pay attention and attend-- decisions are underway that will determine if your property will be defended or not.

Let's just think of how much damage our 3 morons on council can do with this committee and Bob Battalio leading the way. It looks like the committee is heavy on council majority sympathizers.

Managed retreat is the goal. If your home or business is located in area not favored by the commies, faux enviros and the "I got mines", sell now while you still can.

Putting all the businesses and properties along the coast in a flood zone has ramifications for the cities bottom line.
If the property values of that entire neighborhood is diminished, it will result in downward reassements and could mean a 10% or more reduction in property tax revenues to Pacifica. Count the number of police and fire and other staff you need to lay off, it goes back to the guy who said, "is this city still viable"?. Managed retreat versus armoring the coast is a profound argument. The honus is on the managed retreat promoters to demonstrate how managed retreat is better fiscally for Pacifica. If they cannot prove that this council needs to be recalled NOW and the brakes put on BAttalio's contract.

Battalio already determined last year in his original draft "failure analysis survey" which he created with Keener and Martin in tow, that all land west of Hiway One be classified as a flood zone. This was the ammo they used to knock down a library on Palmetto.
These self interested puppets of the Kaufman Progressive Alliance Socialist Party will indeed destroy Pacifica when insurance companies require premiums for flood insurance and property values are diminished. No business tax base and declining property values are hollowing out Pacifica's financial viability and will finally kill our town.
The enemies of Pacifica are winning and we are being forced to finance their plot with our tax dollars. The only difference between them and Trump is the color of their ties.

How does this play out. I'm thinking like this:\
Council of 3 stooges goes with managed retreat process but makes sure it's not called that but some esoteric gobble-de-gook word salad on the 42 page of a post on a web site that is hard to navigate to on the city's website. They, in essence, redline swaths of coastal properties heavily populated by multi-family homes, businesses, apartments, and city property. This triggers a re-evaluation by insurance companies, lenders, and the investment companies that hold the cities debt by way of all the bonds they have floated. In additional, they will have rendered hundreds of private residences and investment properties virtually unsalable at any kind of market price economically beneficial to the owner. Many, if not all, of these properties will not be able to get insurance or loans. In fact, without insurance, some lenders will call their loans to protect their investments. Bond companies may do the same to the city. Granted, this is a draconian scenario, however, we don't know how lenders, insurance companies, and bond holders will react to a city abandoning a large, productive, part of it's own citizens.
I would seriously pay attention to this. If the majority on title pull this off every single home in Pacifica will see a re-evaluation of the value of their home. A city that writes off a portion of itself is liable to do anything. Investors don't like uncertainty.

It goes without saying that the Managed retreat crowd will be enriched by the destruction of West of Highway One Pacifica. I think They got this idea from the Superman movie (1978) where Lex Luthor wanted to create a new coastline. Property Values east of Highway One will undoubtedly rise if hundreds of homes and apartments are inundated and rendered useless. They must be stopped. We need to call Superman!

Renters Don't be Fooled, all of the above have you in their crosshairs and want you out of Pacifica and into tents, Daly City and Modesto!

The Managed Retreaters are a dangerous combination of clandestine members and useful idiots for the Cynthia Kaufman Socialist Party of Pacifica. These are evil people whose spokespersons are John Keener, Deirdre Martian, Sue Digre, Dan Stegink and Bob Battalio.
If Pacificans enable these fringe ideologues by not voting, they will get the city they deserve and many good people will suffer.

I just don't see how the managed retreat gang can possibly draw the line of defense at Hwy 1. While I do believe they want the ocean to claim naturally our coastline with the anticipated sea level rise,I think they are smart enough to understand that in the event of a major storm or flooding that may shot down Hwy 1, most residents will not be able to get in or out of town and emergency response will be severely curtailed. While most of us realize that sea level rise will eventually claim our entire coastline, our city government should concentrate any resources available to buffer and use any past and new technology to keep the sea from effectively destroying our city. With our coastline gone, so goes our economy. This is the time to buffer up and not begin retreating. Council majority of 3, has to stop this entire notion of retreat based on ESA's speculative science and begin doing what's right for all of Pacifica. As is the case for most coastal towns who's economy is their environment, and is what we should make happen here. Pacifica is the 4th largest city in S.M. county with a major highway used by coastal travellers, commuters as well as locals. Let's plan to make things available here to capture some of the folks who are using hwy 1 to get north or south of us. The illegitimate council majority of 3 must be stopped. Keep up the pressure to let them know that any thoughts of surrender leading to economic ruin of our city, will not be tolerated. Let's face it, what little economy we have now,is located on the COAST, west of Hwy 1.

Markus.. your's is a reasonable request. Just know that the Progressive Pacifica Alliance led by Cynthia Kaufman's Socialist Party hates capitalism (read her book) and is entirely unmoved by your call for common sense for the common good.

Oh yeah, I know all too well what Kauffman and her ilk is all about. She's one of those people who have never lived in a Socialistic or Communistic country, which is governed by the working class. I guess she is buying this whole theory of rule by the proletariat. I guess if you discount human nature, it may be possible. I really want Kauffman to run for city council so she can be exposed to the voters. Those of us who want to get our city back from the strangle hold by these fringe fanatics, need to get out there and support the candidates who truly want to help our city, instead of people with hidden agendas of a small group of people. Let's not forget how Martin deceitfully gained her seat on Council. I'm still so unsettled about the 2016 election. I don't think too many people saw that little end around move coming. The end justifies the means, is what they're all about. We can not let this happen in November folks.
