Harmony@1 development, may not LEED to harmony (but it's approved)

Image result for Cow picture
Harmony@1 projects were first approved
8 years prior.  Since, green "best practices"
for rating have broadened.  Practicality happens.
Regulations change. So, why "have a cow" now?
Pacifica Tribune, Letters to the editor, 7/21/15.  "Lack of Harmony"  by BJ Nathanson.

"I am a former Planning Commissioner. Years ago, we spent a great deal of effort and time working with the developer and the public to fashion an acceptable project for Harmony on Roberts Road. It appalls me to hear that City Council tossed aside all of our work for this new developer. What is the point of going through the system if it means nothing? Why pretend that conditions of approval have any teeth if Council can renege on them at will? Why must some people obey the rules and others get a free pass?

This cannot stand. This sets an alarming precedent for all developments to follow. This decision must be stopped and appealed immediately."

"The original conditions stated the project will be built to achieve LEED certification, a gold standard whenever possible. Instead, the developer, Javier Chavarria proposed, and the planning commission agreed, for the home to obtain a score of 152 on the green point rating system; the home will be built to LEED gold standards but not certified."    Pacifica Tribune/Jane Northrop, 5/5/15, "City Council member (John Keener) appeals approval of Harmony@1 home."

For Item 11,  see pages 5 - 27.  From the Minutes, Item 11, it seems that Harmony@1, lot 2, was approved by City Council, at LEED Gold standard (with inspection, but not with audited Certificate); and the GreenPoints minimum rating was stated as 100. Remember Candlestick Park?

San Francisco Examiner/Laura Dudnick, 7/22/15. "Candlestick Park tear-down nearly complete, next phase will bring big changes."

Candlestick Park has been reduced to a large pile of rubble and a lone standing escalator, which will likely be the last thing demolished since demolition companied tend to leave one landmark intil the very end and then bring down the final piece as a ceremonial end to the structure being demolished. (Mike Koozmin/S.F. Examiner)
Candlestick Park gone
Candlestick Park is nearly 90 percent demolished as crews make way for new housing, a hotel, a movie theater and shopping center at the site of the former Giants and 49ers stadium.

Kofi Bonner, president of Lennar Urban, the development giant in charge of the nearly $4 billion project at Candlestick Point said demolition, which began in early February, is “pretty much on schedule.” Lennar is also developing the nearby Hunters Point Shipyard and Treasure Island.

....  Plans for the site include the creation of 1,500 homes, more than 750,000 square feet of retail space, a movie theater, a grocery store, a performance venue, a 2,900-space parking garage and a 220-room hotel. Rebuilding of the Alice Griffith public housing complex is also underway. ... The first phase of construction, including the shopping complex, is anticipated to to be complete in late 2017 or early 2018.  Read article.

Serramonte Center expanding, Daly City

Serramonte, one stop Shopping Center
"Councilman Mike Guingona recently described the role Serramonte Center plays in Daly City’s cultural landscape as a sort of town square.“Other towns have a Main Street; we have Serramonte,” he said.

The redevelopment will cost about $109 million and add at least 200,000 square feet of retail space to the 80-acre property, said Bill Brown, executive vice president of development at Equity One, the Florida-based company that acquired Serramonte in 2011.

Brown estimates the project will create about 900 new jobs, and provide temporary employment for several hundred construction workers. And because the mall’s existing businesses are currently generating annual sales of about $450 per square foot, he believes the added capacity will generate an additional $1 million per year in sales tax revenue. The facility’s increased valuation will probably yield an additional $2 million in property taxes, Brown said, but he was not sure what Daly City’s share would be."  Read article.

Related article. The Registry/Bay Area Real Estate/Jon Peterson, 2/19/15. "Equity One Plans Serramonte Center Redevelopment as high as $100MM." North Miami Beach, Fla.-based Equity One is planning a redevelopment of the Serramonte Center retail project in Daly City that is likely to cost between $80 million and $100 million, according to the company’s 2014 fourth quarter results conference call.“We are now scheduled to be in front of the Daly City Council this summer for our project entitlements,” says David Lukes, chief executive officer for Equity One during the conference call. .... The land at Serramonte Center is roughly 80 acres in size. During the past three years, Equity One has brought in several new tenants to the property. This includes Dick’s Sporting Goods, Uniqlo, Zumiez and several restaurant tenants. The property currently totals 895,438 square feet, and some of its major tenants are Target, JCPenney and Macy’s. Equity One is a publicly traded real estate investment trust that owns major retail properties across the country. The company has ownership of 11 properties in California totaling 2.4 million square feet, according to its Web site. Serramonte Center is its largest property it owns in the state of California.
